Communal apartments did not disappear, moreover, their number during the crisis, began to grow. Especially in Moscow and the region. Experts attribute this to the low prices compared to the rates for flats and a large number of visitors who buy the room as an alternative to removable housing.

Communal apartments still make up a considerable part of the market. Moreover, this segment has shown the greatest stability in the crisis and continued to grow. Especially in the Moscow region, here the demand for rooms exceeds the supply by half.

According to the study, which is the portal Domofond.ru held for “Газеты.Ru” in Moscow during the first five months of this year, the share of apartments accounted for about 14% of the total queries, while the volume of supply amounted to 7%. At the same time, across Russia demand for and supply of rooms in communal apartments are on the same level of 7%. For comparison: in Moscow region and about 70% are apartments, and 16% of suburban housing. since the beginning of year in Moscow volume of proposals of rooms in communal apartments has almost doubled.

So, today in the secondary market of Moscow is offered for sale more than 3.7 thousand rooms, of which about 550 proposals is the share of apartments. Compared to the beginning of the year the volume of supply has almost doubled: in January, the implementation was about 1.8 million, of which slightly more than 200 proposals have a stake in the apartments.

“Some of the rooms still represents the former communal, the part is sold as a share or a separate room in the model homes,” says Irina Dobrokhotova, Chairman of the Board of Directors “best new Building”. The greatest volume of supply today are rooms in three – and four-room apartments.

The most stable segment

The popularity of the rooms is linked not so much with the growth in apartment prices (last year prices on the secondary market are stagnating), and with permanent migration streams directed to Moscow from other regions of Russia and CIS countries, said Alexei Bernadsky, Director of the network of offices of real estate Est-a-Tet.

“Buy a room usually are citizens with a very limited budget, which for some reason do not want to rent an apartment and are unable to buy a house, to not wait for the completion of the house. In this sense, the revival of communal flats it is fair to say,” he acknowledges.

However, sentences in the range of 1.6 million to 1.8 million — no more than 100 lots, says Dobrokhotov. A rather large (and approximately equal) the share of supply is concentrated in the budget of 2 million to 2.5 million rubles. and in the range of 3 million to 3.5 million rubles. But the bulk is still concentrated in the budget from 2.5 million to 3 million rubles.

In the next cities of Moscow region (Lyubertsy, Korolev, Balashikha, Khimki) the principal amount of rooms available at a price of 1.6 million to 1.8 million rubles.

The neighbors might sabotage the deal

It should be noted that the purchase of a room has a number of pitfalls. For example, deals with communal apartments complicates a number of issues related to common property. The main of them are — first right of purchase neighbors. The neighbors are usually not always interested in selling and sabotaging the process of abandoning pre-emptive right of purchase.

“In this case, the parties sometimes agree to conduct a transaction via a gift deed, then the denial of its neighbors from the pre-emptive right of the room is not required,” says Dobrokhotov.

There is one option that allows to overcome the resistance of the neighbors. It is possible to conclude a contract with the seller expired loan: first is a contract of loan in the desired amount, and further — the agreement that instead of money in property is transferred to the room. However, such a scheme is fraught with risks, because the deed of gift provides for the gratuitous transfer of real estate, but the buyer needs to fix the fact of transfer of money. And if in the future this fact will emerge, the contract will be considered void (invalid).

“Special attention should be paid to the presence among the owners of the apartment of minor children, by law, cannot give a decision on the sale of shares of apartments. If you need to make a decision for the child’s parents can, but only coordinating their actions with the bodies of trusteeship and guardianship,” says Natalia Kuznetsova, the General Director of Agency of real estate “Bon Ton”.

Also before buying it is desirable to ensure the adequacy of its neighbors.

“For example, you can see where are the refrigerators: if in the shared kitchen, so the neighbours trust each other. If tenants smashed the telephone point to your rooms, it is also a sure sign of a healthy relationship. By the way, if more detailed information on the neighbors are reluctant to give a negative message,” says Dobrokhotov.

In addition, when you purchase the room you need to very carefully read the documents and plan BTI, be sure to check the yardage in the documents and in fact: you need to be sure that you buy exactly the room and not share that particular room, which was discussed at negotiations.

Share in the apartment along with the rooms, but this is a rather abstract object. It cannot be isolated in a separate room, even if their area is the same. As a result of possible inconvenience in the use of purchased housing, not to mention its sale. As a rule, the share in the apartment is the cheapest option.

“The first thing that comes to mind when selling shares: the owners have not agreed among themselves, although for sale whole for all much cheaper than parts. So the buyer should think about whether he will be able to solve this problem? So the shares are usually bought by those who feel the strength to fight for territory, or to obtain a registration,” says Dobrokhotov.
