Firstly, because it will be powered by the so-called “administrative resource” (we are talking about the desire of the Metropolitan and suburban authorities to ban the construction of residential panel houses of the old series AND type-155, P-111M, COPA and other). Secondly, because a major developer is not the first to invest in the renovation and construction of house-building factories in the capital region, focusing on the latest issue of modern products.

But, seemingly, these forecasts in the foreseeable future will remain just forecasts. The reason is obvious — the financial crisis. For a number of reasons (including, in particular, the cost of credit and terms of their reception for representatives of business due to geopolitical sanctions) renewal of production is very slow. With 2014 (and this was the beginning of all this fuss around the ban “sockets”) of three dozen house-building plants and factories concrete products in the region at the moment only 8 able to produce innovative panel.

But even they are not in a hurry to abandon the production of aging products. In particular, at capacities DSK-1,one of the oldest players in the industrial housing market, though, and has mastered the production of the panel series “Domik” (the author of the project is Spanish architect Ricardo Bofil), but still keep churning out the good old P-44Т25, P-44T/TM and D-25. And GVSU “the Center” does not yet saying goodbye to the series P-111M, and PIK is in no hurry to “make a handle” their “Sail” and “Flagship” (cope-M and P-3МК respectively), although it already produces its own series of PIK-1.

Therefore, if the panel in front of the building and opens a great future, how to assure individual members of the developer community that, apparently, the true causes of the resurgent trend for panel construction should be sought in some other region.

Such a new product, the expert emphasizes, can greatly save not only time but also money in the construction of buildings, as well as in the process of finishing.

She, in particular, notes that the number of alleged amendments to the law № 214-FZ is considered a variant according to which of the target costs for developers, funded by shareholders, is anticipated to bring the cost of construction of infrastructure objects. However, no compensatory mechanisms are not provided, and therefore, has not removed from the developer obligations for the construction of social infrastructure, the latter will have to implement at the expense of own profit, remaining after taxation.

But many developers are now quite vulnerable to shortages of own funds, which means that they will inevitably have to attract borrowed funds, which are now roads.

So in the circumstances of any searches of the developers in the direction of cheapening the cost of construction of both residential and infrastructure facilities look like quite a natural reaction of the business in difficult circumstances. And not to remember in a similar situation about the system and panel construction as a wand-the wand on his part would be extremely unwise.
