The program promised to be completed by 2017, and about 100 addresses will be removed this year.

Experts of “Metrium Groups” managed to find no more than two dozen lots offered for sale. Most of them are located in the Western administrative district, a few objects – in the South-West and North-East.

“Experts have compared the prices of these apartments with the cost of new housing constructed in these locations. As it turned out, the demolished five-story building is overrated – in the primary market today, you can get housing much cheaper,” — noted in the study.

 

So, in one of the 67 houses to be demolished, located in a closed 2-roomed apartment on the 3rd floor for 11 million rubles, as said Irina Dobrokhotova, Chairman of the Board of Directors of the company “BEST new Building”.

“For 11 million rubles, you can choose among nearly 970 variants 2-room apartment in the monolithic-brick houses, located within a 5-minute walk from the metro. There are a lot of offers at a price of around 6.7 million., that is, if you add another 2 million rubles, you can buy a 2 bedroom apartment,” she says.

Statistics prepared by the “Metrium Groups” also shows that the price of apartments in the buildings you can buy housing in new buildings located in the same area (and often large areas or for less money).

As said Maria Litinetskaya, managing partner of the company “Metrium Groups”, the secondary housing market for more than two years continues to stagnate, largely due to the reluctance of owners to adjust to the new realities.

“Apartments in the demolished five-storey buildings are another proof of that.

The owners of this property still lay in the value of their homes, the prospect of resettlement in a new building. Not paying attention to what they have in the neighborhood already built projects with lower prices.

And cheaper to buy the apartment, not even at the stage of excavation, and already built and put into operation the house,” she says.

At the same time, the head of the Department of urban real estate company “NDV-Estate” Svetlana Birina noticed that feverish demand from buyers for housing are observed.

“People planning to live in these apartments, still afraid of the question regarding the timing of relocation and the time spent on waiting for such a move. One more thing: mortgages. In the case of buying a house scheduled to be demolished, banks will likely refuse to issue credit funds”, — she said.

According to the participants of the real estate market, such a purchase does not be practical.

“First, max, you will get accommodation in the same area (a five-story building in the old series it is not more than 52 sq m). Second, you will not be able to choose – will have to settle for the option that will offer power,” says Dobrokhotov.

 

Dmitry Taganov, head of the analytical center “INKOM-real Estate” says that the boom in demand for such housing came in in 2002-2008, when the program is actively implemented, the residents were settled, the houses were demolished.

“In 2013, the new decision of the Moscow authorities to end within a few years the demolition of dilapidated five-story building at the expense of the municipal budget, has again spurred the demand for such housing.

Moreover, fears that the owners of the apartments will be resettled far beyond the MKAD, by that time dispelled. The law included a commitment to provide people with housing in his district, within walking distance of their former places of residence” — says Taganov.

At the same time such a purchase experts call the lottery.

“10-15 years ago it was promising, and something else had to guess which house will be demolished, and had to own this property, as the only one. Now, the changes to the Housing Code, in which you can offer an apartment in the same district, but it is cheaper, can give a “odnushku” in the new house, but on the square it will be even less, may be forced to take monetary compensation, which will be less than the cost of the purchased apartment,” warns Kirill Yakovenko, analyst GK “ALOR”.
