The city authorities have introduced a differentiated system of patent value on the lease of residential premises. If last year all the owners of apartments for rent could buy the patent for one fixed price, but now the cost depends on the location of housing and its square footage.

As explained “RG” the Deputy chief of Department of economic policy and development of Moscow Maria Bagreeva, to cut the cost of the patent authorities decided after she started to crawl down the rental rates of the capital property. So, if in the beginning of 2014, even the small and poorly furnished “odnushki” on the outskirts – for example, in Lianozovo or Sablikova surrendered at 30-35 thousand rubles per month, and under the General system of taxation a man was to pay yearly tax to incomes of physical persons in the amount not less than 46 thousand rubles, to purchase the patent was clearly profitable. It cost 30 thousand a year. Now the prices fell sharply. You can remove the “odnushku” on the outskirts and in 20 thousand a month. Accordingly, decrease of incomes and homeowners.

If the area of the leased property exceeds the 100 “squares” or a person rents several apartments, then the cost of a patent is calculated by using a special calculator. In just a few seconds, having made a few simple steps (select the area in which the apartment is located, its size and the period for which the patent is acquired), and the owner finds out how much it will cost him a patent.

Bagreeva also stressed that all revenue collected by the city from rental housing to rent, are directed in those areas in which they were paid, and heading accomplishment of territories, yards.
